It must be confusing to some of you when you read that I list only waterfront lots or lots with small cabins. This is true. However, I SELL all kinds of waterfront and in thirteen years of selling waterfront only, I have never seen so many properties with such fair prices as are available right now.

Will this last? I don't think so. We are already beginning to see movement in the waterfront market in Washington State in some areas. The San Juans, for example, are seeing escalating prices. The same for areas such as Bainbridge Island. But there are still some very good values out there - at least for now!

To give you an idea of what you can buy, I found some 60 cabins on low and medium bank waterfront around the Sound; 30 homes under $300,000; and 50 lots under $150,000. What is my territory? The entire Puget Sound region, from Blaine north of Bellingham all the way to Ilwaco on the Columbia River. Too huge to keep up?

With computers, it's easy. And I like to drive, so I get out to all areas at least once a month to look at new listings. The key, however, is that when I get a new client, I search in many areas to find the perfect property for that client.

One week, I'm searching for a no-bank cabin under $200,000 for one couple; a low bank lot with or without a house close to Marysville or Stanwood for another; a waterfront lot in the Port Townsend and Sequim area for another; and an old-fashioned house for a retreat along the ocean. And I'm having the time of my life! Next week, I'll be helping to welcome a new couple to the Pacific Northwest who are moving into the waterfront home I found for them on Whidbey Island with a stunning view of the Olympics and the Straits for just $425,000 and the house is fabulous.
